India REIT and SunCity, Mantri Developers and Salarpuria have land parcels in and around Sarjapur Road.
Karun Varma, MD-Bangalore of property consultancy Jones Lang LaSalle India, says Sarjapur Road has a large number of upwardly mobile IT/ITES employees. "Proximity to employee catchment areas and availability of ready-to-occupy/under construction Grade A office spaces make it a preferred destination," he says. The total Grade A office space on the adjoining ORR was 20 mn sft till last year. An additional supply of 3.93 mn sft is expected this year, according to a report by real estate consultancy Cushman & Wakefield.
"There are close to 2 lakh employees working in the ORR stretch. So Sarjapur Road is emerging as a busy IT corridor. It has a good mix of educational institutions and retail outlets. Many hospitality players like Hilton, Shangri-La and Novotel are coming up on Sarjapur Road.
Considering the above mentioned points, we can easily conclude that Sarjapur is undoubtedly one of the hotspots in Bangalore at the moment which is sure to give great returns on investment.
